How do I know if I need a new roof?

There are several questions you can ask yourself to help answer this question.

  • How old is my roof?
    • Although some roofs are built with materials rated for thirty or even fifty years, most roofs are built with a life expectance of fifteen to twenty years. If your roof is more than fifteen to twenty years old it may be time for a new roof.
  • Do discolored spots appear on the inside of my ceiling after it rains?
    • Water spots on your ceiling can be indicators of leaks, which can often be repaired without need for a new roof.
  • Are there visibly rotted or loose tiles on my roof? Have the tiles curled up, or worse have some blown off in high winds?
    • Missing or damaged tiles can allow water and other destructive elements in, speeding the deterioration of your roof.
  • Has flashing or caulking on my roof cracked, loosened, or disappeared completely?
    • Damaged flashing and caulking also undermine the integrity of you roof and can cause further damage.
